Hard Money Closing Timelines: What Speeds Them Up and What Stalls Them

Hard money usually closes much faster than a bank loan, often in about one to three weeks for a clean file, compared with a month or more at a bank. The exact timeline depends on three things: the lender's process, the property and how ready you are.

At RSC Private Lending, term sheets go out in 24 hours and loans can close in as few as 10 days. Subject to underwriting.

Where the time actually goes

A closing isn't one task. It's several running in parallel:

  • Underwriting: reviewing the deal, your experience and your entity.
  • Valuation: an appraisal or broker price opinion (BPO) on the property.
  • Title: a search to confirm ownership, liens and anything that needs clearing.
  • Insurance: a policy that names the lender and meets its requirements.
  • Documents: loan docs drafted, reviewed and signed.

The slowest of these sets your closing date. Usually it's valuation or title.

What you can control

Most delays come from the borrower side, which is good news. You can fix them before they happen.

  • Have your LLC documents ready: articles, operating agreement and EIN letter.
  • Line up an insurance agent who writes investor and vacant-property policies.
  • Send a signed purchase contract with every addendum.
  • Have proof of funds ready for your down payment and closing costs.
  • If there's a rehab, send an itemized rehab scope along with your request.
  • Answer underwriting questions the same day.

What usually causes delays

  • Title problems, like an old lien, a missing release or a boundary issue
  • A valuation that's slow to schedule or comes in low
  • Insurance quotes that miss the lender's requirements
  • Entity paperwork that doesn't match the name on the contract
  • A property that turns out to need more review, like a zoning or permit question

A quick timing example

Example: You go under contract on a Monday with a 14-day close. If you send entity docs, insurance contact and scope on day one, valuation and title can start right away. If you wait until day six to find an insurance agent, you've lost nearly half your window before the most common bottleneck even starts.

What this means for you

Speed is a team effort. The lender sets the pace, but your preparation decides whether you hit it. Build a ready-to-go folder for your entity and insurance now, and every future closing gets faster.
