How Private Lenders Decide What a Property Is Worth

Private lenders confirm value with an independent opinion, usually an appraisal, a broker price opinion (BPO) or both. For renovation loans, they also check the after-repair value (ARV). That number matters because your loan is sized as a percentage of it.

Why value is the whole ballgame

In asset-based lending, the property is the main protection for the lender. If the value is solid, the loan amount can be too. If the value is uncertain, the lender trims the loan to leave a bigger cushion. Your estimate of value is a starting point, not the number the lender uses.

The main tools

  • Appraisal. A licensed appraiser visits the home, picks comparable recent sales and adjusts for differences like square footage, condition and lot size. It's the most formal option.
  • Broker price opinion. A local agent or broker looks at the home and nearby sales, then gives an estimate. Often quicker and cheaper than an appraisal.
  • Desktop or internal review. Some lenders also run their own analysis using sales data, photos and market reports, either alone or alongside a third-party report.

Which method a lender uses, and when, can affect your timeline and costs. At RSC Private Lending, an appraisal or due-diligence fee may be due upfront. Most other costs are paid at closing.

Two values on a rehab

On a Fix & Flip or New Construction loan, the lender usually looks at both:

  • As-is value: what the property is worth today, before any work.
  • ARV: what it should be worth once your scope is complete.

For ARV, the appraiser or reviewer compares your finished product to recently sold homes that are already renovated, nearby and similar in size. Your scope of work matters here. A budget of $40,000 won't support comps from homes that clearly got $120,000 of upgrades.

Back up your number

Example: You think a house will be worth $450,000 after renovation. Before you submit, pull three to five sales within the last six months, close by, similar in beds, baths and size, finished to the level you plan. If they sold between $430,000 and $460,000, your $450,000 has support. If the best match sold at $410,000, expect the lender's number to land closer to that.

What this means for you

Treat valuation as evidence, not opinion. Send your comps, a detailed scope and photos with your request. A well-supported value tends to produce a cleaner term sheet and fewer surprises when the report comes back.
