Financing a Vacation Rental With a DSCR Loan
Often, yes. Many debt service coverage ratio (DSCR) programs will finance short-term rentals listed on platforms like Airbnb and VRBO, and RSC Private Lending's DSCR Rental program welcomes them. The challenge is income: there is no 12-month lease, so the lender has to estimate what nightly bookings will produce. Many lenders look harder at these files than at a long-term rental.
How lenders estimate short-term income
DSCR compares the property's income to its full monthly payment. For a short-term rental, lenders may use one or more of these:
- Booking history. Twelve months or more of platform or property manager statements, if the property is already operating.
- Third-party data. Reports from short-term rental analytics providers estimating occupancy and nightly rates for comparable listings.
- Appraisal. Some appraisers can provide a short-term rent analysis. Others provide a long-term market rent figure, which may be much lower.
Which source the lender uses can change your ratio a lot, so ask early.
What else lenders look at
- Market strength. Year-round demand beats a short summer season.
- Local rules. Some cities restrict or ban short-term rentals, or require permits. A property that cannot legally operate as a short-term rental will not be underwritten as one.
- Experience. Some lenders want prior hosting history. Others do not.
- Reserves. Seasonal income swings can mean higher reserve requirements.
- Leverage. Maximum loan-to-value (LTV) may be lower than for a long-term rental.
Run the numbers both ways
Example (illustrative only): A cabin's projected short-term income averages $4,200 a month over a year. Its long-term market rent is $2,300. The total monthly payment, including taxes, insurance and HOA dues, is $3,000.
- Using short-term income: DSCR of about 1.40x
- Using long-term rent: DSCR of about 0.77x
Same property, very different answer. Know which figure your lender will accept before you write an offer.
Also remember that short-term rentals cost more to run: cleaning, supplies, platform fees, furnishings and higher insurance. The DSCR calculation may not capture all of that, but your bank account will.
Why investors use DSCR here
- Qualifies on the property's income rather than your tax returns
- Works for buyers who own in an LLC
- Lets you add properties without personal debt-to-income limits
What this means for you
Check local rules first, then gather the strongest income evidence you can. Make sure the deal still works if the lender uses a conservative income figure.
