No Rental Track Record? How New Investors Get DSCR Loans

Yes, new investors can qualify with many DSCR lenders. A DSCR loan leans on the property's ability to pay its own way, so you do not need a long history as a landlord. Lenders may look a little harder at your credit, cash reserves and housing history to make up for the lack of experience.

Why experience is less critical

DSCR stands for debt service coverage ratio: the property's monthly rent divided by its full monthly payment, including principal, interest, taxes, insurance and HOA dues. If the rent covers that payment at the lender's required level, the property is doing most of the qualifying. On RSC Private Lending's DSCR Rental program, the minimum DSCR is 0.75x.

What lenders may want from a newcomer

A housing history. Many lenders like to see that you own your primary home, because it shows you have managed a mortgage. Renters are not always excluded, but the rest of the file may need to be stronger.

Solid credit. Lenders generally set a minimum score and give better pricing as scores rise. RSC's DSCR Rental program requires a minimum FICO of 660.

Real reserves. Cash left after closing to cover several payments if the unit sits empty or the water heater fails.

A meaningful down payment. Expect a larger down payment than on a home you live in. Some lenders ask first-time investors for a bit more.

A rentable property. Move-in ready, in a neighborhood with steady tenant demand.

Make the property easy to approve

The simpler the rental, the smoother the file. A single-family home or condo in good condition, with rents supported by nearby comparables, is easier for a first deal than a property that needs work or relies on short-term bookings.

Example (illustrative only): A first-time investor buys a $280,000 townhome. Market rent is $2,300. The projected total payment is $1,900, giving a DSCR of about 1.21x. The investor owns their home, has a 720 score and keeps six months of payments in savings after closing. Even with no rental history, that is a clean file.

Get your documents in order

  • Leases, or the appraiser's market rent estimate
  • Two recent months of bank statements
  • Entity documents for the LLC or company that will borrow
  • An insurance quote for a landlord policy

At RSC, the borrower is an LLC, LP or corporation, and you sign a personal guarantee.

Common first-timer mistakes

Overestimating rent, forgetting HOA dues and insurance in the payment, and spending every dollar on the down payment with nothing left for reserves.

What this means for you

You do not need to be a seasoned landlord. Pick a rental with honest rent numbers, keep cash in reserve and show a clean credit and housing history.
