The Build to Rent Loan Package: What to Gather for the Rental Side of the File

A build to rent loan file has two halves: the construction half proves the home can be built on budget, and the rental half proves it will earn enough to carry long-term debt. Most investors arrive with the first half and get slowed down by the second.

The construction half

This part looks like any new construction file:

  • Borrower ID and entity documents for your LLC, including the operating agreement and EIN.
  • Purchase contract or deed for the lot, plus title and survey.
  • Plans, specifications and a line-item budget.
  • Builder contract, license and insurance, plus a list of similar completed homes.
  • Permits issued or in process, and zoning confirmation.

At RSC, the documents typically requested start with property details, the purchase agreement, proof of funds and borrower information. Borrowers are LLCs, LPs or corporations with a personal guarantee. We cover the core construction checklist in more depth in our new construction documents guide.

The rental half

This is where build to rent files differ. Have these ready:

  • Rent support: a handful of recent leases or listings for similar new or newer homes close by, with bedroom count, size and rent.
  • Operating estimate: expected taxes, insurance, HOA dues, management fees and maintenance.
  • Lease-up plan: who will market and manage the home, and how long you expect leasing to take.
  • Target permanent loan: the rental loan you plan to move into and its rough payment.

The appraiser will usually produce an as-completed value and a market rent estimate. Your rent support helps that process and shows the lender you know the market.

Insurance and cash proof

Plan on builder's risk coverage during construction, liability coverage, and a landlord or dwelling policy once the home is finished. Flood coverage applies if the lot sits in a flood zone. Lenders also want recent bank or brokerage statements showing the cash for your equity and carrying costs. RSC does not require cash reserves on New Construction loans, though proof of funds is still one of the documents typically requested.

Example

Example (illustrative numbers only): An investor submits a full construction package but no rent support. The appraisal comes back with rent at $2,600 instead of the $2,900 the investor expected, and the permanent loan shrinks. A second investor submits five nearby new-build leases between $2,850 and $3,000 with photos and floor plans. The underwriter has context early, and the conversation starts with real data.

What this means for you

Build your rental package with the same care as your construction package. Rent support, an operating estimate and a lease-up plan answer the lender's biggest question before it is asked.
