How to Send RSC a Loan Scenario That Gets a Fast, Accurate Answer

A loan scenario is a short summary of your deal that you send before a full application. It tells a lender what you're buying, what you plan to do, and what you need. A complete scenario gets you a real answer quickly. A half-finished one gets you questions.

RSC Private Lending issues term sheets in 24 hours, and closings can happen in as few as 10 days.

Starting with a scenario tells you early whether the deal fits and what leverage, rate and cost to expect, before you pay for an appraisal or other reports.

What to include

Put it all in one message or form:

  • Property: address, type (single-family, 2 to 4 units, and so on), current condition
  • Price: purchase price, or as-is value on a refinance
  • Plan: rehab or construction budget with a scope of work, if there's work involved
  • Value: after-repair value (ARV) or stabilized value, with comps
  • Rent: market rent or the current lease, for DSCR (debt service coverage ratio) rental loans
  • Request: loan amount and purpose, such as purchase, refinance, cash-out or construction
  • You: entity name, guarantors, estimated credit range, and your recent track record
  • Exit: sell, refinance or hold, and the target timeline

To send it, use Submit a scenario at rscprivatelending.com, call (832) 648-4619 or email info@rscprivatelending.com. For underwriting, we typically request property details, the purchase agreement, a scope of work if you are renovating, proof of funds and borrower information.

How review works

Review starts with fit. Does the property type qualify? Does the structure match one of our four core loan types: fix and flip, new construction, DSCR rental or bridge? Does the loan amount, starting at $150K, make sense against cost and value? If it fits, you get a term sheet with the proposed loan amount, rate, term and key conditions.

Example, round numbers only. Two investors send the same flip. One writes: "House in Houston, need $300K." The other sends the address, a $250,000 contract price, a $70,000 line-item rehab budget, three renovated comps around $420,000, a 680 credit range, four completed flips and a 6-month sale plan. The second investor gets a term sheet. The first gets a list of questions.

What happens next

  1. You review the term sheet and ask questions or request changes.
  2. You accept, and underwriting begins on your documents.
  3. Third-party reports are ordered, such as appraisal and title. An appraisal or due-diligence fee may be due upfront; most other costs are paid at closing.
  4. Underwriting clears conditions and closing is scheduled.

The term sheet is not a final approval. All loans are subject to underwriting and credit approval, and terms can change if the appraisal, title or documents show something different from the scenario.

Why scenarios stall

  • Missing as-is value or ARV
  • No experience listed on a construction or heavy rehab deal
  • An unclear exit or timeline
  • A loan request above typical leverage for the deal
  • Numbers that don't match across the contract, budget and value

What this means for you

Spend ten minutes making the scenario complete and consistent. It's the fastest way to a reliable term sheet and a clean path to closing.
