Paying Off a Bridge Loan Early: Prepayment Terms to Check Before You Sign

Whether an early payoff costs you extra depends on your loan documents. Some bridge loans let you pay off any time at no extra cost. Others require a minimum amount of interest, an exit fee or a declining penalty if you pay off early. Since many bridge loans are repaid ahead of schedule, these terms can matter as much as the rate.

Why it matters on a short loan

Bridge loans are designed to be paid off quickly. If your sale or refinance closes sooner than expected, you want that speed to save you interest, not trigger a charge. On a loan you'll hold four or five months, an early payoff cost can be a big share of your total financing cost.

Common structures

  • Open prepayment. Pay off any time. You owe only principal and interest through the payoff date.
  • Minimum interest. You owe interest for a fixed minimum period, such as several months, even if you pay off sooner. Pay off early and you pay the difference.
  • Exit fee. A flat percentage of the loan due at payoff, regardless of timing. Sometimes waived if you refinance with the same lender.
  • Step-down penalty. A percentage that declines over time, for example higher in the first months and lower later.
  • Yield maintenance. A formula that compensates the lender for lost interest. More common in larger commercial loans than in residential bridge lending.

RSC Private Lending's bridge loans carry no prepayment penalty. Our 30-year fixed DSCR Rental loans offer prepayment options from a 5-year step-down to no prepayment penalty, which matters if your bridge exit is a long-term rental refinance.

Running the numbers

Example: You borrow $400,000 at an illustrative 10% rate, about $3,330 a month in interest. Your sale closes in month three.

  • With open prepayment, you've paid about $10,000 in interest.
  • With a six-month minimum interest, you owe about $20,000 total, so roughly $10,000 more.
  • With a 1% exit fee, you add $4,000 at payoff.

The same loan can cost very different amounts depending on these terms.

Partial paydowns

Some loans let you pay down part of the principal during the term, which lowers your monthly interest. This can help if you sell one property in a portfolio or receive other funds. Check whether partial paydowns are allowed, whether there's a minimum amount and whether they trigger any fee. On cross-collateralized loans, a paydown may also be tied to releasing one property from the lien.

Questions to ask before closing

  • Can I pay off at any time? Is there a minimum interest period?
  • Is there an exit fee, and when does it apply?
  • Can I make partial paydowns without penalty?
  • Is per diem interest charged through the actual payoff date?
  • Does a refinance with the same lender change any of this?

What this means for you

Match prepayment terms to how fast you expect to exit. If the timeline is uncertain or likely short, flexibility is worth a lot. Compare offers on total cost at your expected payoff, not just the rate.
