Rent Schedules and Market Rent: How Lenders Verify DSCR Income

DSCR lenders do not take your rent number on faith. They have the appraiser estimate market rent using comparable rentals, then compare that estimate to your lease. Many lenders use the lower of the two to calculate your debt service coverage ratio (DSCR). If the property is vacant, the appraiser's estimate is usually the only number used.

What a rent schedule is

When the appraiser values a rental, they often complete a rent analysis as well. For a single-family home, this is commonly Fannie Mae Form 1007, the Single-Family Comparable Rent Schedule. For 2 to 4 units, the small residential income property appraisal form (Form 1025) includes rent analysis for each unit.

The rent schedule shows:

  • The appraiser's opinion of market rent for the property
  • Comparable rentals nearby, with adjustments for differences
  • The current lease rent, if there is one

How lenders use it

Typical rules look like this:

  • Lease below market: the lease rent is usually used.
  • Lease above market: many lenders cap income at market rent. Some will use the higher lease if you can prove you are actually collecting it, such as with bank deposits, sometimes up to a limit.
  • Vacant: market rent from the appraisal.

Example (illustrative only): Your tenant pays $2,600 a month. The appraiser's rent schedule says market rent is $2,350. Your PITIA is $2,100. Using your lease, DSCR is about 1.24x. Using market rent, it is about 1.12x. If the lender's minimum falls between those, the rent source decides the outcome.

Short-term rentals

Nightly rental income does not fit neatly on a standard rent schedule. Lenders may fall back on what a standard 12-month lease would bring, accept a portion of documented booking income, rely on third-party projections, or decline short-term income entirely. Ask before you count on it. RSC Private Lending's DSCR Rental program welcomes short-term rentals, so raise the income question early on your deal.

You can help the appraiser

You cannot control the appraiser's opinion, but you can give them better information:

  • Send a list of recent comparable rentals with addresses and rents
  • Provide the current lease and proof of payment
  • Make sure the property is clean, repaired and shows well
  • Point out upgrades that justify higher rent, such as a renovated kitchen or added bedroom

Plan for a lower number

Before you buy, check your own rental comps on listing sites and with local property managers. Then run your DSCR using a slightly conservative rent. If the deal still works, an appraisal surprise will not sink it.

What this means for you

The appraiser's rent estimate can matter as much as the value estimate. Know your local rents, support them with comps, and do not assume an above-market lease will count in full.
