From Application to Funding: How Fast a Bridge Loan Can Close

Bridge loans are built to close quickly, often within days to a couple of weeks for a clean file, compared with a month or more for a typical bank loan. The speed comes from underwriting the property and how you will exit, instead of verifying years of personal income.

At RSC Private Lending, we issue term sheets in 24 hours and can close in as few as 10 days. Subject to underwriting.

Why bridge can move faster

A bank loan usually waits on tax returns, pay stubs, employment checks and debt-to-income math. Bridge lenders focus on what secures the loan: the property's value, its title and how you'll pay it off. Fewer documents means fewer handoffs.

Bridge deals also tend to involve little or no construction, so there's no detailed rehab budget or draw schedule to review, which can trim time compared with a heavy renovation loan.

What happens, step by step

The order varies by lender, but a typical bridge closing runs like this:

  1. Submit the deal: property address, price or payoff, your entity and the exit plan.
  2. Term sheet: the lender outlines proposed amount, rate, fees and conditions.
  3. Valuation: an appraisal or another valuation, such as a broker price opinion (BPO), is ordered.
  4. Title and insurance: title is searched and insurance is placed naming the lender.
  5. Final approval and documents: loan documents are drawn and signed.
  6. Funding: money moves through the title or escrow company.

Steps 3 and 4 run in parallel, and one of them is usually the longest step.

What keeps a closing on schedule

Example: Two investors submit bridge loans on the same day. The first sends LLC documents, a signed contract, an insurance agent's contact and lockbox access with the application. The second sends just the address and promises the rest "this week." The first is waiting on the appraisal by day two. The second is still collecting paperwork.

The usual time-savers:

  • Entity documents ready to go
  • A signed contract with all addenda, or a payoff letter on a refinance
  • Easy property access for the appraiser
  • An insurance agent who works with investor properties
  • Quick answers to underwriting questions

What slows it down

  • Title issues, like old liens or estate questions
  • A complex or unusual property that's harder to value
  • Valuation scheduling in a busy market
  • Gaps between the entity name and the name on the contract
